Cookies Policy
This policy explains how Homeowners Loan (a trading name of Ruby Holdings Ltd) uses cookies on homeownersloan.co.uk.
Last updated: September 2026
1. What are cookies?
Cookies are small text files placed on your device when you visit a website. They let the site recognise your device and remember things about your visit, such as your preferences or whether you have been here before.
Some of the information we describe here is stored using your browser's local storage rather than as a cookie. It works in much the same way and we treat it the same, so this policy covers both.
Cookies do not give us access to your device or to anything beyond what you choose to share with us. They cannot run programs or carry viruses.
2. Why we use them
We use cookies and similar technologies to:
• Keep the website working and secure
• Remember your cookie choices so we don't ask on every page
• Remember which advert or link brought you here, so we know which of our campaigns work
• Where you have agreed, show you our adverts on Facebook and Instagram and measure whether they led to an enquiry
We set nothing optional unless you tell us we can.
3. The categories we use
Strictly necessary
Needed for the site to function and for us to honour your cookie choices. These cannot be switched off and do not require your consent.
Analytics
Would tell us how people move around the site so we can improve it. We do not currently use any analytics cookies. If that changes we will update this page and ask for your consent first.
Marketing
The Meta Pixel, which lets us show our adverts to people who have visited this site and lets us see whether those adverts led to an enquiry. These are set only if you accept marketing cookies. Turning them off does not mean you stop seeing adverts — it means the ones you see will not be ours.
4. What we actually set
Everything below is set on homeownersloan.co.uk. Anything in the Marketing category is set only after you have accepted marketing cookies.
| Name | Category | Set by | Purpose | Kept for |
|---|---|---|---|---|
| hol_cookie_consent | Strictly necessary | Homeowners Loan | Records your cookie choices so we don't ask again. Stored in your browser's local storage, not as a cookie. | 12 months |
| framer-* | Strictly necessary | Framer (website platform) | Keeps the site working — page delivery, performance and session handling. | Session to 1 year |
| hol_ref | Strictly necessary | Homeowners Loan | Remembers which advert or link brought you to the site, so we know which of our campaigns are working. Cleared when you close the tab. | Until you close the tab |
| _fbp | Marketing | Meta Platforms Ireland Ltd | Identifies your browser so Meta can show you our adverts on Facebook and Instagram, and tell us whether they led to an enquiry. Set only if you accept marketing cookies. | 3 months |
| _fbc | Marketing | Meta Platforms Ireland Ltd | Records that you arrived from a Facebook or Instagram advert, so that advert can be credited if you enquire. Set only if you accept marketing cookies. | 3 months |
5. Who else receives this information
Meta Platforms Ireland Ltd operates the Meta Pixel. If you accept marketing cookies, Meta receives information about your visit — the pages you viewed and whether you submitted an enquiry — and uses it to show you our adverts and report on how they performed. Meta is a separate data controller for this. Their privacy policy is at facebook.com/privacy/policy
Framer B.V. hosts this website and sets cookies needed for it to run. Their privacy policy is at framer.com/legal/privacy
We do not sell your data, and we do not allow either provider to use it to advertise anyone else's products to you.
6. Changing your mind
You can change your cookie choices whenever you like, and it is as easy as giving them. Use the button below to reopen your preferences.
You can also manage cookies in your browser:
• Chrome — Settings, then Privacy and security, then Third-party cookies
• Safari — Settings, then Privacy
• Firefox — Settings, then Privacy & Security
• Edge — Settings, then Cookies and site permissions
Clearing your browser data will remove your saved choices, so we will ask again on your next visit. Blocking strictly necessary cookies may stop parts of the site working.
7. Your rights
Under the UK GDPR and the Privacy and Electronic Communications Regulations (PECR) you can:
• Withdraw consent to non-essential cookies at any time, using the button above
• Ask us what cookies we use and why
• Ask us to delete data collected through cookies, where that data identifies you
• Complain to the Information Commissioner's Office at ico.org.uk
To exercise any of these, email privacy@homeownersloan.co.uk. We aim to respond within 30 days.
8. Changes to this policy
We will update this page whenever we add or remove a cookie, or change what one is used for. Where a change affects what you have already agreed to, we will ask for your consent again rather than assume it carries over.
The date at the top of this page shows when it was last revised.
